Required Skills:

The position will involve sitting within the design team producing detailed analysis on the market relating to leasing and acquisitions. Overseeing external campaign team members. Negotiating and closing deals and taking ownership for due diligence and managing client relations. Being responsible for coordinating the leasing occupancy and resident retention. It is expected that suitable applicants will possess experience of working on major deals with a history of building and managing relations.

 

Responsibilities:

  • Responsible for implementing and managing individual site business plans including compliance goals, marketing positioning, people, asset quality, and financial goals and objectives.
  • Act as the main point of contact related to all property related items with owner representative in the manner the owner prefers. Understand and be able to communicate terms of the Property Management Agreement.
  • Provide weekly, monthly, quarterly and/or annual reporting. Examples include property status reports, financial and operational reports and cap-ex and marketing plans.
  • Partner with the Management team to develop marketing budgets and plans as well as monitor AD effectiveness and spend.
  • Engage in revenue management pricing including attendance at all marketing calls with the Management team.
  • Review resident and mystery shop survey results and create action plans for team members who don’t meet minimum requirements.
  • Oversight of marketing activities such as reviewing market comps and economic information, review weekly lead and follow up reports, reviewing screening results and metrics
  • Coordinated marketing strategies where possible with all properties
  • Track the success of different marketing streams in terms of leads and in terms of actual leases
  • Coordinate with vendor to maintain / update / create websites for current properties
  • Update marketing / rent information / photos on our website and all other websites being used
  • Train all current managers / leasing agents to be more effective
  • Host open houses to get hands-on experience on ground level and show the property managers/leasing agents how it’s done
  • Knowledge of property specific front-end technology and ensure property staff utilize systems as intended.
  • Oversight of property risk management, safety standards and team member and resident liability
  • Work with Property Managers and Maintenance Supervisors to ensure timely preparation of rent-ready apartments to fully meet the demand of the market.
  • Determine, implement and follow up on any corrective action plans for deficiencies found at properties.
  • Ensure partnerships with vendors are executed in a manner which provides protection for the company and its clients and is consistent with management agreements.
  • Enforce utilization of preferred national vendors to guarantee best pricing or aggregate proven local vendors to leverage pricing in that area.
  • Partner with the Rent-Ready Services team – provide selection of products and/or services, establish scope of work, obtain any necessary approvals from the client and verify goods and services being provided.

 

Qualifications: 

  • Bachelor’s degree
  • Thai nationality only
  • A minimum of 5 years’ experience in the marketing and leasing of commercial office, Retail projects required.
  • Ability to work independently, as well as part of a team, to further organizational goals.
  • Familiar with multinational environment
  • Good English
  • Strong organization and multi-task management skills.
  • Ability to interact with co-workers, contractors, tenants and vendors in an articulate, courteous and businesslike manner at all times.
